Arlington is in fact owned by several local area individuals. We are not affiliated with other outside companies or with other manufactured home communities. Arlington’s only affiliation is with its sister company, West Michigan Homes of Muskegon LLC, which handles the sale of our homes. The management team of both Arlington and West Michigan are all local residents.

ABOUT US

 

Arlington Woods is located in eastern Muskegon County. One of our main features are the mature oak trees throughout the community. Residents     enjoy easy access to shopping, highways, recreational facilities, schools (ORCHARD VIEW SCHOOL DISTRICT) and medical services.

 

Our office is currently located in the East community on Friendship Lane. We have constructed a new building that includes a new office and a new  clubhouse. A relaxed atmosphere,  shady lots,  an RV storage area, basketball courts and updated playground equipment in 2 locations are just some of the features here at Arlington.

 

We offer 3 separate and distinct community experiences on both the north and south sides of Evanston Ave. with on-site management.

 

 

 

West Michigan Homes is our sister company that sells the new homes in our community as well as the refurbished older homes.

 

All of our new homes are currently being sold to you at our cost only! We will show you the invoices from Harmony Homes (the manufacturer), the set-up company and any other invoices related to the sale. ARLINGTON NORTH

This was the first addition to Arlington Estates and is located on the north side of Evanston Ave. and was built in 1973. It features wide roads and is home to our second basketball court as well as updated playground equipment.

ARLINGTON EAST

The East section was added in the late 90's. It features the newest homes on spacious lots with well manicured lawns. In April of 2016 we moved our office to the East community and added a new clubhouse.

ARLINGTON SOUTH

This is the original community that was established in 1968. It sits appropriately on the south side of Evanston Avenue. It features wide roads, star lots and is home to one of our two basketball courts. We  also added new playground equipment in 2015.

LOT RENT

Our basic lot rent is $360 per month beginning January 1, 2017 and is based on a double occupancy. There is a $5 per month charge beginning January 1, 2017 for each additional person. All homes are owner occupied (no sub-leasing).  We do not rent homes.

 

AMENITIES

All lot rentals include fresh water from 8 on-site wells, sewer, trash removal and cable TV. To view our channel line-up just scroll down or click the link to the left. We also have an open storage area for the use of all our residents.

 

SECURITY DEPOSIT

We require a $300 security deposit collected prior to occupancy.

 

PETS

We allow one pet per household (with prior  approval). There is a $5 per month pet fee. We do require a pet interview and statement of breed prior to  the pet residing in your home.

Pets are not allowed to  roam loose at any time within our community. They must be on a leash and supervised by an adult party at all times when out of doors.

We do not allow pit-bulls, rottweilers, german shepherds or any other dangerous breeds.

SHUTTLES

The MATS bus stops twice a week for Ravenna and Muskegon areas. To view up-to-date information and schedules  click HERE.

 

The Walmart shuttle stops by our South Community every  Wednesday 4:03 pm and leaves the Sherman Blvd. store at 6:00 pm to return you here.  For more information call  231-739-6202.

APPLICATION FOR APPROVAL

Prior to purchasing a home inside our community, you will need to fill out an application (located on this site or stop by our office).

 

There is a $15-$20  application fee beginning January 1, 2017. $15 for a main applicant and $20 with a co-applicant. There is no charge for additional occupants.

 

Return the application with proof of all household income as well as photo I.D's and social security numbers for any adults that will be residing with you.

 

Examples of household income include:

  • Recent paystubs
  • Federal income tax returns, W2's, 1099's
  • Social security award letters
  • Bank statements, etc.

 

The process takes approximately 24 to 48 hours. New homes require special financing and take about a week to process.

 

Once your application is approved, you must come into the office to sign a lease agreement and complete all of the proper paperwork.

FAQ's

  • How much is your lot rent?   A: Basic lot rent starts out at $360 per month as of January 1, 2017 and is based on double occupancy (2 people). There is an additional charge of $5 per person (per month) for any persons beyond that.

 

  • Do you allow pets?   A: We allow one pet per household (cat or dog). There is an additional monthly charge of $5 to have a pet at your home site. We do not allow pit-bulls, rottweilers or german shepherd breeds in our community.

 

  • What is included with your lot rent?   A: All monthly lot rentals include water, sewer, cable and trash. We also have an open storage area available to all of our residents.

 

  • I'm new to living in a mobile home community, how does it all work?   A: Here at Arlington Woods you must purchase the home (see purchase options section for info) and rent the property (lot) that the home is placed on. This gives you all the responsibilities of a home owner and some peace of mind knowing there is a management team keeping your community safe and tidy!

 

  • What are my home purchase options?   A: There are several options available to you when purchasing a home. You may purchase a home with cash, personal financing or through our in-house financing. A home purchase may be done with the current owner or with our sister company West Michigan Homes.

 

  • Is there any after hours services?    A: Yes there is. You may call 231-773-0843 24 hours a day, 7 days a week and you will always be able to reach out to us for all of your questions, concerns and needs.
